Structural Stabilisation and Masonry Repair in Belgravia, London

Based on a detailed survey and photographic evidence provided by the client, we proposed a remedial scheme designed to restore the structural integrity of the masonry and prevent further deterioration. The key elements of
the repair included:

 

  • Helibeam System Installation: Installation of twin bands of Helibar 60 stainless steel bed joint reinforcement on the rear elevation’s left-hand side arch to laterally distribute structural loads and reduce cracking.
  • Helifix Pinning Cem Ties: Six Helifix Cem ties were installed to reconnect the external masonry securely back to the internal structure, enhancing overall stability.
  • Crack Repair and Injection: Existing cracks were carefully raked out and injected with thixotropic cementitious grout to restore the masonry’s load-bearing capacity.
  • Masonry Repointing and Waterproofing: Affected areas on the rear elevation and stairway were repointed using a mortar compatible with the original stonework. New mastic joints were applied to stonework to prevent water ingress.
  • Flashing Replacement: Existing damaged flashings in the stairway areas were removed and replaced with new weatherproof flashings to protect the masonry from moisture penetration.
 

Outcome:

  • The Helibeam reinforcement successfully redistributed structural loads, significantly reducing the risk of further cracking.
  • The installation of Helifix Cem ties improved the connection between masonry elements, increasing overall wall stability.
  • Water ingress was effectively halted by new mastic joints and upgraded flashings, protecting the building fabric from future damage.
  • The repointing and grout injection restored the masonry’s structural integrity while maintaining the building’s historic appearance.
